Seller Finance:
Many of our homes can be bought with low down, no bank qualifying terms. A larger equity
deposit (usually 6 - 10%) is usually needed, but we can be flexible on how much & consider your paying some of it over
a period of months.
Rent To Own-Lease w/Option: Our
rent-to-own/Lease w/Option homes do require a Non-Refundable deposit. Typically it's 3% to 5% on rent-to-own homes
& 6-10% on seller finance homes.

Do I have to buy the home? No. You have
a fixed price option to buy it during your lease or any extension of it, but you do not have to buy the home. Our typical
lease is for two years with a right to renew for an additional one year term up to five years. It’s during this
time we’d expect to help you arrange for a loan to ultimately own the home.
Do we have to deal with a bank? Not to rent one of our homes, but some time during your lease, or any
extension of it, when you decide to buy the home you’ll need to qualify for a loan which we’ll help you obtain.
Our program allows you to live in the home long enough to correct most any credit problems, even bankruptcy, or to establish
your business if you are self employed. Most people want to buy their homes within the first 12 to 18 months
after occupancy.
How is my opportunity to lease and possibly own secured? When you are approved by us you’ll get two documents: a lease and a sales agreement. The lease
is standard and outlines your rent, the terms of the lease, and any rights to renew. You’ll also get a standard
purchase contract with all the terms of sale and your fixed purchase price, It’s good for the term of your lease or
any renewal of it. When you decide to buy, just give us 30 to 60 days notice and we’ll help you with all
the steps and the loan to purchase.
Can some of my rent go toward purchase? Yes! All our programs provide for a portion of
your rent to pay down the fixed price for which you can buy. This is called a "renters credit". In addition
to a portion of your rent going toward the purchase price, we can usually give you more credit towards the
price than you pay in over and above your base rent. This is called a "Matching Credit". This is
an optioinal program and is not a requirement in order to qualify.
